Why rent when you can get Help to Buy at Buckingham Square

Aspiring homeowners who fear they may be stuck in a rental rut have a superb chance to step on the property ladder for less at Taylor Wimpey’s Buckingham Square development in Aylesbury.  The Government’s Help to Buy scheme offers would-be buyers in a range of circumstances an unmissable opportunity to become the proud owner of a stylish two-bedroom apartment, priced from £120,000, for just 80% of its full price.

This sensational scheme means customers can leave renting behind with just a 5% deposit and a 75% loan-to-value mortgage, which gives them access to a much wider choice of deals from lenders offering monthly repayments that compare favourably to lining a landlord’s pockets.

Taylor Wimpey - Typical Interior (2)

Steve Rolt, Regional Sales and Marketing Director for Taylor Wimpey, says: “Many in the industry are predicting that rents will continue to increase, putting even more of a squeeze on the finances of prospective purchasers, while low interest rates are making life easier for existing homeowners. And with Help to Buy making it even more affordable for would-be buyers to own a stunning two-bedroom apartment at Buckingham Square, the question really is why rent when you can buy?”

Under Help to Buy, a Government loan of up to 20% is available to help purchasers secure a new-build property up to the value of £600,000. There is no salary cap for customers taking advantage of the scheme and it is available to both first-time buyers and those looking to move on from an existing property.

There’s a superb selection of two-bedroom apartments currently available at Buckingham Square from as little as £120,000, with each plot featuring a spacious open-plan kitchen/living/dining room benefiting from an attractive Juliet balcony, well-proportioned bedrooms, a main bathroom and allocated parking located outside. Each apartment includes flooring throughout and integrated appliances.

Homeowners at Buckingham Square enjoy the best of all worlds – beautiful rolling countryside on the doorstep, market town living and an easy commute to London.

Aylesbury is a bustling town with a host of shopping and leisure opportunities including the Friars Square indoor shopping centre, while the town’s market still meets on the cobbles of the old Market Square, and the ongoing Waterside project will create a new shopping centre including a Waitrose supermarket. There is a good selection of schools for children of all ages in the town, including three grammar schools and a further education college. The recent opening of the Aylesbury Vale Parkway rail station puts the development just one hour from Marylebone station, with trains running twice an hour at peak times, while commuters also enjoy excellent rail links to Oxford and Reading.

HelptoBuy helps St Helens newly weds onto the property ladder

After years of looking the Faircloughs were finally able to buy their first home at Taylor Wimpey’s Cunningham Grange development in St Helens, thanks to the Help to Buy scheme.

Lyndsey, out-patient staff nurse and Mark, who manufactures heat resistant parts, are among the first in the country to purchase their home under the scheme following years of renting in the town. The couple both have good jobs but had been finding it hard to get onto the property ladder because of the size of the deposit required to secure a property on the open market.

Mrs Fairclough, 36, said: “We were finding it difficult to save the amount needed for a deposit when a large proportion of our income went into paying rent and bills every month. It had been a real barrier to us getting on the property ladder.” The couple, who married last year, had been looking to buy their own property for some time when a friend pointed them in the direction of Taylor Wimpey’s Cunningham Grange development in St Helens. They went to visit the marketing suite and were delighted with how the figures stacked up.

Lyndsey and Mark outside their new Taylor Wimpey home

Mr Fairclough, 50, said: “We chose a Bancroft home – a three bedroom end of terrace property which was ideal for us and our dog Molly. The home cost £149,995 and in normal circumstances we would have struggled to raise the deposit required for a house worth that amount of money. However, under the Help to Buy scheme we could pay a 5% deposit which was an amount we had saved. The scheme also means we have a 75% mortgage which makes our monthly payments less than when we rented and that means we can save for the 20% equity loan which we’ll pay off in five years’ time.”

Mr and Mrs Fairclough were able to reserve, exchange and complete in five weeks and are now settling into their new home. Mrs Fairclough said: “We’re delighted with how quickly and smoothly the whole process has gone. And it feels so homely here. It makes a huge difference to own your own home. It means we can make plans and put our personality into it. We’d like to spend some time making the garden nice and we’ll be putting up pictures and photos and making it ours.”

The recently launched government-backed Help to Buy scheme equity loan scheme which is available on new build properties up to the value of £600,000. There is no salary cap for purchasers, and it is available to both first time buyers and existing home owners. Eligible purchasers receive a government loan of 20%, which means that they only need to put down a 5% deposit and obtain a 75% loan-to-value mortgage.

Cunningham Grange has something for everyone. Our apartments are priced from just £89,995 and are perfect for first time buyers. For growing families we have a range of three bedroom homes priced from £165,995 and our four bedroom properties are priced from £176,995.

Help to Buy 60 second Q&A with Redrow Homes

SmartNewHomes talks to Tonia Tyler, head of sales at Redrow Homes (South Midlands), about the Help to Buy scheme and how it can get you moving.

SNH: What is Help to Buy?

REDROW: Help to Buy is a Government-backed scheme that makes owning a brand new home easier to afford with the help of an equity loan.

SNH: Who is eligible?

REDROW: The beauty is that unlike previous schemes it’s not just open to first time buyers but can be used by a host of buyers and could help families move to a larger home that gives them the room they need to grow.

SNH: Has anyone bought a brand new Redrow home with Help to Buy?

REDROW: We’ve experienced an increase in the number of enquiries and visitors to our developments across the South Midlands following the introduction of Help to Buy. Many of those visitors have gone on to reserve one of our homes using the scheme. We’re also working with others to help them get the new home they want.

SNH: What are the benefits of the scheme?

REDROW: The key benefit of Help to Buy is that customers can use a 20% equity loan to reduce the initial outlay they need to purchase a brand new home. Using this scheme, they should also only need a relatively small deposit of around 5% of the purchase price. By reducing the initial cost of the home, their monthly mortgage repayments could actually work out lower than the rent they would pay for a similar property. And the equity loan is interest free for the first five years. Customers can pay off the loan when they have more funds available or when they come to resell.

SNH: How do buyers register their interest in Help to Buy?

REDROW: Registering an interest in Help to Buy is easy. Simply visit your preferred development and speak to one of our friendly, experienced sales consultants.

SNH: Finally, is the Help to Buy scheme available on all your properties ?

REDROW: Help to Buy is available on all Redrow homes priced at up to £600,000 including those in St Neots, Royston, Towcester, Bracknell, Winchester, Weedon Bec, Lymington, Market Harborough and  Hardingstone.

Barratt Homes’ HelptoBuy home buyer calls the scheme a ‘lifeline’

One of the first people in the country to take advantage of the Government’s Help to Buy initiative has hailed the scheme a ‘lifeline’ for buyers in the same position as her.

Emma Grant, a 31 year old first time buyer from Yorkshire, had been wanting to make her first move onto the property ladder for years but was struggling to raise a ten per cent deposit as well as pay rent, the usual bills and maintain a lifestyle that goes hand in hand with being a young professional.

As she was driving to work one day she heard about the brilliant new Help to Buy scheme on the radio and was keen to find out more as it promised a new home for just 75 per cent of the purchase price and even better she could make the move with a deposit as small as four per cent.

BW GatewayHTB 008

The young buyer who works as an NVQ assessor for DearneValleyCollege, went to look at the superb selection of two bedroom apartments at Innovations – which is now sold up (timescale). She immediately fell in love with the spacious layout and beautiful light rooms that the property boasted and loved the face that she felt safe and secure.

Emma Grant said: “The Help to Buy scheme has made my dream of home ownership a reality and I wouldn’t have been able to make the move without it. This initiative is essential for first time buyers and many will see it as a lifeline to taking their first step on the ladder.

“As I started this journey I genuinely believed that there would be so many hurdles in the way and that dealing with this on my own would be terrifying, but everyone involved has made the process an absolute pleasure. The sales team at Barratt through to the staff at the mortgage company have been friendly, helpful and so determined to get me into my dream home which took a month from start to finish.”

Deborah Land, Sales Adviser for Barratt Yorkshire West said: “We are delighted that Emma was able to take advantage of this fantastic new scheme and move into her dream home. Help to Buy is sure to make a huge difference to many more would-be homebuyers who can afford the monthly mortgage repayments on a new property, but not the hefty deposit.

We’ve been receiving a great deal of interest for this exciting initiative since its launch, so anyone hoping to secure their ideal property for 75 per cent of its full list price should pay one of our five star developments a visit today.”

The Help to Buy initiative, launched on 1 April, dramatically improves the prospect of owning a home or moving home as it reduces the deposit required to just four per cent and also enables qualifying customers to access low cost mortgage finance. The scheme provides new build homebuyers with the prospect of a 20 per cent equity loan from the Government, with no interest payable for the first five years.

Barratt is offering the Help to Buy scheme on all its properties, up to £600,000 – including those in West and South Yorkshire.

Interiors at Heritage Park wow Chester home buyers

Redrow and its interior design team have gone to town to create two properties that create an air of luxury but can easily be imagined as lived-in family homes.

Heritage Park

With one new home already sold, several ‘early birds’ are waiting in the wings for specific properties to be released for sale and two people signed up for Redrow’s Mastermove scheme, it seems that this location is already getting its fair share of attention.

Anita Williams, sales director for Redrow Homes (NW), said: “Heritage Park is a hugely popular development that already appears to have it all – only seven miles from Chester, close to the glorious North Wales countryside, easy access to the A55 and a wide choice of beautiful new homes with a superb specification.  Our two new show homes will be the icing on the cake; now would-be home owners can really see, feel, experience and truly appreciate what we are building here in Penymynydd. With the help of our interior designers at Claude Hooper we’ve created two lovely family homes which are bright, airy and glamorous.”

With everything from delightful two-bedroom homes perfect for first time buyers or downsizers to large four-bedroom detached family homes, Heritage Park is a fantastic addition to the local housing market. It also adds to an enviable property portfolio in the area for Redrow that includes Heathlands, in Buckley, Crown Park in Chester and the recently sold out Northop Park, in Northop.

Individual homes at Heritage Park display more than a hint of nostalgia in their Arts & Crafts inspired exterior design, while boasting a high calibre interior specification for modern lifestyles. Kitchens are modern, streamlined and boast top brand name appliances.

The Balmoral and Henley show homes are two of the larger designs, both with four bedrooms, two en-suites and a double garage. The Henley has a fabulous 36-feet long kitchen, dining and family area that runs the full width of the back of the house and has patio doors onto the garden. The Balmoral has a lovely long lounge and separate study or family room.

Décor wise the Balmoral boasts neutral colours and some wonderful rich textures, including metallic and beaded wallpapers. The Henley features a colour scheme of soft greys and purple accents.

Young visitors are sure to be enthralled by the children’s bedrooms, which include a vintage car theme with painted mural in the Balmoral, plus a Spiderman painted mural in the Henley and a suitably rural farmyard themed room with a lovely selection of animal photographs.

With shops, schools and a range of sports and recreation facilities locally Heritage Park is a great base for families.
